This is Heyday’s first project, which broke ground in 2002. The $50,000 hillside lot was across the street from a crack-house which deterred other buyers. The structure is based on a 20’x12.5’ module in which each module has a distinct function. The translucent polycarbonate skin wraps public areas and the cement board covers private bedrooms and baths. Featured as part of the L.A. Forum ‘On the Map’ Lecture Series.

After a fair amount of back and forth with the city the plans are finally approved. The building is the largest possible to design as an unlicensed architect: 4 units and 2 stories. The two story rule was really tricky since the building steps up the hill. At first the plan checker said it was 4 stories! After perusing the definition of a basement and tapping an obscure code rule known as the "split building rule" which was recommended by Jay Vanos, the building is officially two stories. Framing is 95% complete with just the parapet walls left to finish. The mechanical, electrical, and plumbing is about 50% complete at this point and the roof will be torched on within a week or two.

Picked up the plans from the building department today. At first glance the amount of red ink on the drawings looks like someone was murdered. However, upon closer look most of the notes are minor or misunderstandings. Plan checker is Suzanne Kusik.

We closed on the first ever Heyday property today. For $55,000 we bought a hillside piece of land in Echo Park, about a mile from downtown Los Angeles. The lot is 40' wide x 140' deep.
Upon visiting our beautiful new investment we found a few people camping on the site. They were gangsters that had been evicted from the house across the street after a shootout. Not feeling so hot about the purchase at the moment.
